Description

"This is not a five star hotel - it's a five star home" The homestay encourages its guests to give up the modern lifestyle for a few days and participate in agricultural activities at a homestay near Shimla. Situated about 65 kilometers (3.5-4 hours drive) from Shimla in Kotkhai Tehsil, this homestay is in the middle of an apple orchard with views of the Himalayan valley and peaks all around.  Modern dwellers can enjoy the change and actively participate in herding, planting and cooking on wood stoves apart from hills related adventure activities. Wake up to the moos of cows, hear bleats of sheep as you choose a book, from the 1000 titles available or enjoy chirps of birds as you sit and enjoy home produced meals at the end of the day.

This home stay with kitchen is managed by the hosts and it offers it's guests four, large and comfortable bedrooms. Three bedrooms have ensuite bathrooms and are situated in an adjoining cottage and one bedroom is located in the main house and has a separate toilet and bathroom.  The main house hosts the guests, the living, dining and kitchen areas. All the rooms are large and comfortable, with one of them able to accommodate up to four adults. Each bedroom gives beautiful views all around.  Since the homestay is situated in a village, you can experience rural life that has existed for centuries. 

The farm and homestay in Shimla creates simple home cooked meals with organically produced ingredients on the farm. You can choose to create your own meals at an extra cost in the wood stove.  In this country side life, the hosts also provide options for snooker, badminton and table tennis. There is no TV but ample DVDs can be enjoyed on the projector in the living room.  While on the farm go for a long walk down the winding path, indulge in mountain biking, spot rare birds or fish.  There is much to do at this beautiful property built on the top of a hill.

This home stay is perfect for a short getaway to breathe in the fresh air, partake in natural produced dishes and indulge in rural life with vistas of the beautiful snow peaked Himalayas to keep you company. There are many steps at the farm, both within the house and outside. If you have severe walking problems (weak ankle, knee, foot), you will find it challenging to be here. Likewise, parents are advised to keep an eye on their young children for safety  reasons.

Also included is the use of the games room (snooker/billiards, darts, table tennis), with a refundable deposit for the billiard table.​
Driver / Maid: Food and Lodging can be made available for a driver or maid at Rs 500 a per night.

Goods & Services Tax @ 5% is applicable on above rates.

House rules: (Please read before making your booking)

1. There is no broadband wifi or television - enjoy the outdoors, give yourself a digital detox.

2. No shoes inside the house. House slippers can be provided but they must not to be taken outdoors. 

3. No smoking anywhere indoors. Please use ashtrays provided outside.

4. Please respect meal timings, it's a home not a hotel. The kitchen will be open for meals at the following timings: 

Breakfast from 08:30 to 10:00

Lunch from 12:30 to 2:00.     

Dinner from 8:00 to 9:00.     

Evening Tea 3:30 to 4:30.

5. There is no room service, kindly refrain from carrying any meals or drinks to your rooms.

6. After your bath, please hang towels outside on the railings or towel rack not in your room / bathroom. They dry quicker and better. And you won't have to ask for a fresh towel because yours is still damp. 

7. Stay safe: Switch off electric blankets (if using) before going to sleep. Switch off bathroom underfloor heating (if using) before taking a bath. Do not let your young children wander unattended. While outdoors, look where you're walking. 

8. Be eco-friendy, respect shared amenities. Switch off all lights and check bathroom taps before going to bed and before leaving your room. 

9. Use of the snooker table requires a refundable deposit of 1500/- pp, to cover damage. 

10. The games room will be out of bounds after 10.00 pm.

11. Since it is a working farm, with animals, tools and machinery. You are advised to take out your own insurance to cover accidents and injury. The nearest clinic is a 20 minute drive away in Kiari.

How to Reach

Air : Domestic airlines operate regular flights to Shimla’s Jubbarhatti airport from Delhi (40 minutes). Situated about 65 kilometers (3.5-4 hours drive) from Shimla in Kotkhai Tehsil.

Rail : Several trains run between Delhi and Chandigarh/Kalka. Popular options are the Shatabdis (one leaves early morning and the other in the evenings, both ways) and the overnight Howrah Delhi Kalka Mail. Kalka and Shimla are also connected on the narrow gauge railway. Taxis ply between Kalka, Shimla and Rukhla.

Road : Rukhla is approximately 405 km from Delhi. If you are driving from Delhi, it should take around 11 hours to reach the cottage.

About Location

Kotkhai is a town and a nagar panchayat in Shimla district in the Indian state of Himachal Pradesh. It is a tehsil with around 40 villages in it. The whole tehsil is known for apple production. The Baghi village situated in Kotkhai has the largest production of apples in Himachal which includes 22 lakhs of apple boxes being produced every year including Ratnari, Kalbog and Kyarvi panchyat (villages).
The famous Hatu peak is known for its beauty and is open in summers for tourism activities.Thotha is the traditional game of Kotkhai, which the region has been hosting for a number of years. It is a game of Bow and Arrow, which is played between two 'Khoonds' (people group of a specific village who plays 'thootae').
Geography : Kotkhai is located at 31.12°N 75.53°E.[1] It has an average elevation of 1,881 metres (6,171 feet). It is the largest apple growing valley in Himachal Pradesh and a significant contributor to the per capita income of the state.
Demographics : As of 2010 India census, Kotkhai had a population of 4720. Males constitute 58% of the population and females 42%. Kotkhai has an average literacy rate of 84%, higher than the national average of 59.5%: male literacy is 87%, and female literacy is 80%.
